1. The reason for the creation of this agreement is to enlist the service of Rental Friends LLC. to locate renters for the above listed property. Rental Friends acts only as a referral source and does not represent the owner, agent, community or renter.

2. If a renter, is referred to the above listed property by Rental Friends and signs a lease, the agent owner will owe 60% of a single month’s rent. The amount will be due within 7 days after the lease start date. A late fee of 15% of the total amount due plus collection and court costs (if any) will be charged for fees not received by 14 days after the lease start date.

3. Rental Friends does not guarantee the renter in any way. It is the responsibility of the owner or agent of the above listed property to qualify and approve or decline any and all potential renters referred by Rental Friends. It is agreed that Rental Friends and its representatives will be held harmless for any and all damages arising from the acceptance or rejection of any potential tenants referred by Rental Friends.

4. This agreement will be active and in force until terminated by either party with written notice. If a renter, who was referred by Rental Friends, had contacted the above listed property prior to the agreement cancellation, the referral fee will still be due.

5. This is a free service for perspective renters. The owner or agent for the above listed property agrees not to discuss our referral fee with the perspective renter. The owner or agent for the above listed property agrees to offer the same prices, lease terms and special deals to referrals from Rental Friends as are being offered to the general public.

6. A referral is any person who finds out about the above listed property by information given either verbally or in writing, by Rental Friends. Owner agrees to allow a Rental Friends sign to be placed at the property.

7. This is a non-exclusive agreement. The owner/agent may use any other means desired to find renters for their property. If Rental Friends LLC. does not find a renter for you, you owe us nothing! Owner agrees to accept or decline all referrals from Rental Friends in a timely manner.

8. Rental Friends LLC. abides by state and federal fair housing laws.

Rental Friends LLC. does not guarantee the renters, background checks or the lease. Who the owner or agent rents to and what lease to use is determined solely by the owner or agent.
